This week’s Misfit Entrepreneur is Jason Yarusi.  Jason is a Private fund manager of over $300 million dollars in commercial real estate. Since 2017 his company Yarusi Holdings has amassed over 3000 apartment and commercial real estate units.  Jason has built and exited multiple companies: construction, restaurants, a brewery and multiple large apartment communities.

He is also the host of the Live 100 Podcast and runs the 7 Figure Multifamily Mastermind.

Jason's journey is anything but traditional. Facing significant personal tragedies early in life, Jason experienced a period of loss and lack of direction during high school and college. A near-fatal bike accident in New York City became his wake-up call, sparking his decision to change his trajectory. Starting small, Jason gradually made positive life changes, including opening restaurants and a brewery in New York City. After helping his family grow a construction business post-Hurricane Sandy, Jason transitioned into real estate, where he found his calling in apartment investments. Over the years, his disciplined approach to creating scalable systems has allowed him to build a $300M portfolio of real estate holdings and become a respected private fund manager.
​How did you build your real estate business to amass thousands of units?
  • Jason and his wife, the partners at Yerusi Holdings, handled all aspects of the business initially but realized scaling required delegation.
  • Core components of the business include lead generation, due diligence, investor management, and asset management.
  • Key hires allowed the team to focus on growth areas, like raising capital and finding new opportunities, while the backend operations were handled by specialists.
  • The model focuses on value-add opportunities, improving properties operationally and aesthetically to create better living spaces and increase profitability.

What is your real estate investing model?
  • Focus on underperforming apartment communities, mainly garden-style properties built between 1970-2005.
  • Strategy involves renovating properties and improving operational efficiencies.
  • 95% of investments are value-add projects in workforce housing.
  • Investors receive an 8% preferred return, with 70% of upside profit shared during sales or above-preferred annual revenue.

What advice would you give to someone starting in multifamily real estate investing?
  • Avoid the "shiny object syndrome." Focus on one strategy and refine it.
  • Follow successful models—observe what works, copy, and innovate.
  • Commit to the long-term process and resist switching strategies prematurely.
  • Build foundational knowledge and habits before scaling.

  • Focus on self-awareness, owning mistakes, and visualizing the person you want to become.

How do you maintain a strong mental game for personal growth?
  • Words and self-talk matter—replace "I can't" with "How can I?"
  • Break negative thought patterns and focus on constructive, solution-oriented thinking.
  • Use mindfulness and meditation to maintain focus and perspective.
  • Treat problems as opportunities and avoid catastrophizing minor issues.

How do you handle adversity as an entrepreneur?
  • Prioritize issues—focus on what matters long-term and let go of minor annoyances.
  • Meditate to calm the mind and maintain perspective.
  • View challenges as necessary steps for growth and transformation.

What are your daily habits for success?
  • Start the day with a structured routine: wake up early, hydrate, and exercise.
  • Maintain focus by avoiding chaos in the morning and setting intentions for the day.
  • Be present—fully commit to work during work hours and family during family time.

How has endurance racing influenced your entrepreneurial journey?
  • Taught patience, discipline, and perseverance.
